Review the Lease First
If tenants are month-to-month, you can usually give 30 or 60 days’ notice depending on their tenancy length. For fixed-term leases, buyers typically take over the lease until it expires.
Communicate Early and Respectfully
Honesty goes a long way. Let tenants know your plans, and offer flexible showing times. Many sellers even provide small incentives—like a cleaning bonus—for cooperation during showings.
Target the Right Buyer
Some investors prefer occupied properties, especially with good tenants and consistent rent. Market your listing’s income potential when that’s the case.
