When a Replacement Makes Sense
If leaks, sagging, or missing shingles are visible, buyers will factor that into offers. A $1,500 repair can protect $15,000 in value.
Consider a Credit Instead
If the roof still functions, offer a credit at closing rather than a full replacement. Buyers appreciate the flexibility — and you keep upfront costs low.
