  1. Outdated Comps

    Appraisers may use older or less relevant data; provide better ones.

  2. Unique Features

    Custom work sometimes isn’t reflected in comps — point it out.

  3. Market Shifts

    Rapid price growth can outpace appraisals.

  4. Deferred Maintenance

    Visible wear lowers value perception.

  5. Missing Info

    If your agent doesn’t highlight upgrades, the appraiser might miss them.

 

Prepare by giving the appraiser a feature sheet and supporting comps before the visit.
